What we did

Most existing properties on the estate are three bedroomed houses and the removal of redundant parking courts presented the opportunity to diversify the mix of stock available.

33 new homes

A mix of 2 and 4 bed homes are being delivered to provide a greater choice of family accommodation, together with a small number of 1 bedroomed homes and bungalows to meet specific housing needs in the local area.

Utilising the same render and cladding used on the External Wall Insulation (EWI) to existing properties has allowed us to seamlessly integrate the new properties into the existing street scenes.

How it went

New properties delivered have been to an exceptionally high standard and have been well received by residents, a number of visitors to the estate have played our ‘guess the new build’ game with limited success. This has given us reassurance that the new builds blend relatively seamlessly into the existing homes which was a key aim of delivery.

One of the only tell tales of the new build properties is the difference in driveway finishes, block paving was specified on the new build properties to match local authority requirements to provide block paving to new roads in the central area of the estate. This wasn’t mirrored in the specification for new driveways to existing properties and on reflection could have been easily resolved from the outset.

Lessons learned

  • Use of the same finishing materials as existing properties has provided a seamless integration of the new builds to the existing street scene
  • Consideration of specification choices in the wider context of the existing estate is worth some extra thought.
