Awaab’s Law
In October 2025, Awaab’s Law came into force, setting strict legal timeframes for social landlords to address reports of damp, mould, and other emergency hazards in customers’ homes.
This law is a direct response to the tragic death of Awaab Ishak in 2020, with the aim of ensuring all customers are provided with in safe, healthy living conditions.

- Emergency hazards

We will investigate and make emergency hazards safe within 24 hours. Where we cannot make the hazard safe, we will provide temporary accommodation within 24 hours
- Significant risk damp and mould hazards

We will investigate significant risk damp and mould hazards within 10 workings days, ensuring the property is made safe within 5 working days after the investigation
- Written summary

We will send a written summary, where required, explaining what we have found and next steps within 3 working days after the investigations have concluded
- Preventative remedial repairs

We will start or take steps to start preventative remedial repairs within 5 working days, and begin with a maximum of 12 weeks
- Keep customers updated

We will keep customers updated and ensure all individual circumstances are taken into account when identifying potential hazards.
