IFF Research – Tenant Satisfaction Measures
The Tenant Satisfaction Measures (TSMs) are part of a system developed by the Regulator of Social Housing to assess how well social housing landlords are doing at providing good quality homes and services. The TSMs are designed to see how well landlords are doing and comprise 12 measures including overall satisfaction, keeping properties in good repair, maintaining building safety, respectful and helpful engagement, effective handling of complaints and responsible neighbourhood management.
IFF Research is our research partner for the TSM collection. They are an independent social and market research agency with a strong reputation for delivering high-quality and high-impact research.
You may receive a phone call from 0330 027 0103 asking about the services we provide. To give you flexibility on when you can take part, IFF Research will call between 9am – 8pm Monday – Friday and between 11am – 4pm on Saturdays. Calls will start on Monday 23 September and run until Friday 25 October.
You may also receive an email from myopinions@iffresearch.com inviting you to take part in an online survey. Reminder emails will be sent from myopinions@iffresearch-dm.com. Email surveys will be sent out on Monday 9 September, with reminders being sent on Monday 16 and Wednesday 25 September.

- What will IFF research ask?

IFF Research will ask for your opinions on the services that we provide. This will include overall satisfaction, repairs, anti–social behaviour and complaint handling. We recognise that some of these topics are very personal, as such you can keep your responses completely confidential, and you are not obligated to respond to any questions that you would prefer not to answer. IFF Research will never ask for any personal passwords or financial information such as your bank account details.
- How long will the conversation take?

The conversations are usually very short to reduce disruption to your day. However, as it is an opportunity for you to share your opinions, the length of the conversation is dictated by you.

This research is completely voluntary. The person calling will always check that you are happy to take part. If you would prefer not to, just let the caller know, and we will make sure we remove you from our contact list.
