Fire risk assessments
What is a fire risk assessment?
A fire risk assessment is an exam of internal communal or shared areas of a building and is used to:
- Identify potential fire hazards
- Determine the likelihood of a fire occurring
- Determine the potential consequences, if a fire occurs
- Evaluate existing fire safety measures
- Determine if any additional measures or controls are needed to prevent, control and reduce the risk of a potential fire
- Determine what actions are needed to ensure the safety of the people in the building.
Fire risk assessments are a legal requirement for all non-domestic premises (including communal areas in blocks of flats) under the Regulatory Reform (Fire Safety) Order 2005. They are conducted by the health and safety team and are reviewed either annually or on a three-year cycle, dependent upon the risks identified within a building.
Actions from a fire risk assessment are logged and tracked, and completion progress is monitored weekly.
Fire risk assessments are also provided to the Fire Service during fire safety audits of the premises.
Who is responsible?
The law states that individuals within the organisation are designated with responsibilities, these individuals are accountable for fire safety matters in blocks of flats.
The responsible person nominated under the Regulatory Reform (Fire Safety) Order 2005 has direct accountability for the ongoing maintenance of the premises.

To assist the responsible person, we also have nominated persons within the health and safety team who are responsible for providing advice about fire safety matters and ensuring that fire risk assessments are completed where required.

Can I see the fire risk assessment for my building?
Yes, you can:
- Request to view a summary of the fire risk assessment for your building, including any risks identified
- Ask for further information on the fire safety systems installed and how these are maintained
- Raise a concern about fire/health and safety.
