A mutual exchange is a home swap between two social housing tenants. You could:
- Need more space or be looking to downsize
- Be looking to move for work or to be closer to family.

- Can I swap my home?

You need to have a secure or assured tenancy to be eligible for a mutual exchange. If you’re unsure, please get in touch with us to find out what type of tenancy you have and if you are able to swap before you start looking.
- Do I have to swap in my local area?

As all social housing landlords allow mutual exchanges, you can swap homes with any council or housing association tenant anywhere in the UK.

Our Transfer Property Standards
We know you want to be proud of your home and for it to stay in a state of good repair. So when you apply to transfer, all we ask is that your home is clean, tidy, well-maintained, and ready for the next customer. Please read each of the Transfer Property Standards in the clickable drop-down boxes below.
- Repairs

• All alterations should have been approved by Beyond Housing
• There is no rechargeable damage, for example holes in doors or walls, missing or damaged kitchen units, cracked baths or sinks, missing doors, broken windows
• There is no evidence that the electricity or gas has been bypassed or the meter has been tampered with. - Decoration

• Wallpaper is in a good condition
• Walls are free from writing or other graffiti
• Rooms are decorated
• Paint work is of a good standard and finished
• The decoration is suitable
• The wood or paintwork is free from dirt and marks
• The property is free from nicotine staining
• Kitchen cupboard doors, worktops or tiles are in their original condition. - General condition of the property

• The property is clean, tidy and well maintained
• There is no excess clutter. - Garden

• A clean and tidy garden, free from waste
• Clean windows, doors, gates etc.
• Well maintained grassed areas
• Free from graffiti
• Unauthorised work has not taken place, for example the erection of sheds, dog pens, pigeon lofts, ponds or crazy paving.
Please know:
- It is your responsibility to advise when work has been completed at your home – you must then arrange a re-inspection of the property
- A further property inspection should be undertaken each time you qualify for an offer of accommodation.
